Market Activity
This has been a very interesting year for sales on Lake Burton. We started out very slowly but to date we have had 13 lake front sales on Lake Burton for 2026. The highest sale was record-breaking, listed at $10,800,000 and sold for $9,400,000 plus $900,000 for the furniture. The next highest sale was $7,125,000. There have been 6 sales over $4m. The lowest priced sale was $1,150,000. Currently there are 6 lake front homes under contract. During this same time frame last year there were 12 lake front sales with 5 over $4m. The highest sale in 2025 was $5,700,000. Total sales have stayed about the same for the last couple of years following the boom over Covid. (2022- 20 sales, 2023- 26 sales, 2024- 22 sales, and 2025- 20 sales) Currently, we have 12 active listings ranging from the Island at $8,500,000 to a home at the end of Murray cove with just a dock for $1,069,000. The homes that have potential are selling quite quickly while the homes with challenges are staying on the market for a while. Sales per square footage are all over the place and it is impossible to figure out a price just by square footage. The sweet spot seems to be homes in the $3m to $4m range that do not require a total remodel.
